My daughter is 22 and she’s now taking classes for first time homeownership. She’s a truck driver and has a 1 year old daughter. I’m in a situation now where I’m being forced to lock my rate, but I don’t want to. I have perfect percentile credit (780+), and I think I can get better. Currently I’m being given 7.75% and the mortgage broker said he paid $1000 to get me that rate and he is acquiring that cost 😅 but I still don’t want to lock. I asked to keep it floating since closing is projected to be 30days. Why can’t I just leave it floating and lock when I feel like it? I hate that I feel I can’t trust anyone with this home buying process!! I don’t like this feeling.

2 things that aren't gone over during 1st time homebuyer classes: how to shop for homeowners insurance, and rate locking 😡 the insurance I found is double what my bank and mortgage estimators showed! My pre-approval showed 5.875%, then contract had 6.25, now its locked at 6.5! It should be explained to customers that the rate is subject to change!

Lots of time if you float down the rate they add like a quarter of a percent or so to whatever the rate is at that time, so you want the rate to have gone low enough from your locked rate for it to make sense/cents.
