Would love to see a breakdown of the numbers with an example. I can't find any real estate deals in canada that make any financial sense unless you are speculating. Once you run the numbers it becomes clear that real estate in canada isn't worth it.

I'm currently a real estate investor in Quebec. I currently have 3 properties with a total of 7 units. I'm having difficulties scaling and getting financing. What would be your suggestion?

Question: commercial financing (5+) for multifamily is good if all units are in the same can you do commercial multifamily financing on say 5 separate condos in 5 separate buildings and still do it. The condos would be in the same area down the street from each other.

I've seen MLS listings of 20+ condos in a group for sale and there ain't no way they did personal financing on all of them.

I don’t understand the 5% down math

Is the idea that because you have more people paying rent, that covers the much higher cost of the mortgage given that your paying a much larger portion of interest and higher monthly payments?
