N4 Form Explained: Termination of Tenancy Due to Unpaid Rent

In this video, you will learn about the N4 application. You will learn how and when to serve it.

The N4 is an application for non-payment of rent. This is given to the tenant the day after the rent is due. When giving the N4 to the tenant, the tenant will be able to pay the amount owing within 14 days (add 5 days for if sending by mail). After 14 days if the tenant has not paid the amount owing the landlord can file an L1 application to the landlord and tenant board for a hearing to have the tenant evicted for nonpayment of rent.

NOTE: Because of the delays at the LTB (landlord and tenant board) date for a hearing can take 4-6 months.

Hi, Thanks for very useful video. Have a question. Tenant paid everything they owed just before LTB hearing ( N4 -> L1 ), but they didn't pay the rent for the next month again. Should I start over another process from a new N4?

My tenant didn't pay January & February rent. They paid me on March 1st & April 5th. When I fill out N4, should I put unpaid January & February rent or March & April rent?
Also, should ould I give the original or copy of N4 to tenant?

what's the point of giving 14 days deadline if the tenant can get away with all this by paying the amount when the Sheriff locks on the door to kick them out? Ontario LTB laws are severely flawed.
