Your floor plan is arguably as important as the house you’re buying, building, flipping, or renovating. With today's homebuyers looking for open spaces, natural light, and modern design, your floor plan can make THE difference when you put your house up for sale. So what should a new house flipper or home renovator look for when walking a potential property? And what red flags can you spot at first glance that could cost you tens of thousands during a fast-paced rehab?

We asked James Dainard, a fifteen-year flipping veteran in the Seattle area, to explain how he designs the perfect floor plan for his renovations. He touches on the three things you MUST pay attention to before putting your plan in place and how to look at comparable sales in the area to maximize the bang for your buck. Renovations can go over budget quickly, and if you’re not designing your property to make the most, you could be left in the red when a rehab is finished.

Even if you’ve never designed a floor plan before, James’ tips will help you make use of wasted space and open up your property to enhance its natural features while helping your bottom line. You don’t have to be an architect or engineer to take some of these tips to heart, so stick around!

I watched this looking for some insight on floor plan design not realizing until the shots of the finished house that I did the photos and video for this back when James was listing this house. So cool, James is a genius!

Looking at the floor plan is really helpful for anyone familiar with construction. I was excited to see what you would do. Telling the story well until…. Then you fail to show the revised second floor plan. What were you thinking?

I really doubt that large families will be living in this house. Probably 1-3 kids max. Most wealthy families don’t have more than 3 ish kids.

Easy way to solve the carpet around the bath. Get rid of the carpet. Carpet is filthy stuff and "washing" it won't get it clean. Nobody who cares about their health would have that in their home, and especially not the bedroom where we spend so much of our time!

Lol He said 1000 sq ft 4/2 never going to be one! Impossible unless you are tiny people and a 4/2 will still be more sq ft in a tiny house. 3/2 sells best around 2000+ sq ft! Dah kitchens and baths sell a house. I started flipping in the 70s. Some of what he says is way off. Some of what he says has some trueness to it. Some makes no sense at all. LOL
