Do you believe in back rolling newly installed drywall? Your drywall finishers will be thankful you do back roll. Whats your thoughts?

Most contractors out there today are hacks. Only care about doing the job fast. The reason why the trades make me sick to my stomach. I believe in doing the job right the first time not the second. I am old school like that.

I am in the States and have access to a Zinsser product called Gardz. Gardz is a sealer that soaks in and binds torn and loose drywall paper to the drywall. It can also penetrate cheap primers and paint if they are porous and help bind both to the drywall (gypsum) surface. What I would do is coat the areas just near where you tore off the ceiling paint and see if the Gardz will soak through the primer and paint, let dry overnight, then see if you can still scrape off the paint and primer. If not, your problem is solved. You can generally tell if Gardz is soaking through the paint if the paint looks darker after Gardz is applied - just like water will darken a white t-shirt.

Thanks for the info. I bought a 12 year old home 11 years ago and the paint would just peel off like wallpaper. I got all but one room re-painted over the years. Today i went to remove wallpaper from a bath and i ended up peeling off all the paint down to the plaster. I was racking my brain trying to figure out why this was happening.

There's a few things that could cause this. No sealer undercoat applied. Surface not dusted down. Paint applied when too humid and not allowing adequate extra time to dry. Not allowing the sealer to completely dry before applying top coats, which hasn't allowed the sealer to grab and bond. Straight up ceiling flat applied without plaster being sealer undercoated first.

Run into this all the time. Especially going behind people trying to take shortcuts taking off popcorn ceilings.

I do agree tho back rolling is the proper way, unfortunately most people want it done fast and cheap.

I was fixing drywall bead crack and dings on a metal corner bead on a column in my basement...the paint peeled off the entire side of the column just like that. I suspect now the other 3 sides
will do the same. Underneath was mud, not even paper. House built in 84.

In the UK we normally do a mist coat with either some primer or water mixed into the paint to thin it right down. The mist cost is essential to give the top coat something to adhere to

Ok so did you have to take all the ceiling off since it was peeling ? Or did you do something else?

Looking at the ceiling you can see there is a seam where two pieces of drywall come together.
Behind the dry wall is cold air, and of time cold air and some moisture probably start to cause the paint to lift and separate otherwise it would be a much bigger area if back rolling were the case. After twenty five years something is going to fail regardless of what was done or not done.

Always dust and spray a drywall sealer first, soaks into the dry wall so your paint applies cleanly and evenly, can’t backroll a high end drywall finish that’s supposed to look flat

Can we both paint ceiling and walls with same paint. Which paint you recommend . We have already a paint on them so we dont need a backroll right? Can we do it with sprayer?

How did you fix the damaged drywall where the crack was?

Fair advice and I bet it's best to back roll. But, I don't think that you "know" (for sure) that this example wasn't back rolled. Even if you did, you also need to know, for sure the other variables involved to come to a conclusion.

OMG…so true! Especially about the “25 year” comment! The nimrod “Popular Mechanics” builders who put up our last home certainly got cussed out by me when the popcorn ceilings in the house started to fail after we bought it in 2016. I’m pretty sharp with this stuff but could not figure out what was happening….I knew there was a problem with the adhesion failing, but blamed it on a something being wrong with the mixture of the joint compound, since that’s where the fails began. I hand scraped the ceilings in the kitchen, the foyer, two baths and a hallway before crying “ENOUGH, I’ve permanently damaged my neck from doing this!”. Other homeowners in the subdivision built by these losers also had stories to tell about the popcorn ceilings falling off…great that you were consistent, you meatheads!!
