House Frey has truly degraded under Walder Frey. Sabitha and Forrest keep the negotiations fair and civil. They're ambitious but they temper it with wisdom. They also keep their end of the bargain. Walter simply extorts them with no dignity and he betrays them with no wisdom or forethought.

Jace is ironically the better negotiator here. In negotiations, especially tense ones where you know you can never fully trust your counterpart, less dialogue is usually more. The more explicit details and personal debate you’re willing to delve into in front of them, the more you risk overly exposing any and all compromising vulnerabilities you may have in your own position, potentially ruining your otherwise promising bargaining potential.

Robb’s problem was always his excessive determination to follow the example of his father to the utmost extent possible, constantly displaying an uninhibited honesty and forthcomingness even when it was wholly unnecessary and foolishly impractical.

But in the art of negotiation, omission does not necessarily qualify as a lie, and the other party’s knowledge is not necessarily your responsibility. When in doubt, discretion is golden.

Unlike Robb, Jace doesn’t seem to suffer from any such self defeating scruples with this delicately ambiguous practice. Thus he is able to land a much more favorable and reliable agreement.

Freys lost there minds. They can’t pay for Harrenhall. If this was agreed too, The Freys would have to raise taxes at the crossing to some insane amount just to keep up a portion of the massive fortress. Harrenhal also comes with the other lands and vassals under it so on top of owning Frey territory, they would get a boost from those profits too, so they would be the best house to try to rebuild it but it would still take generations. Also I feel like Freys would try to find some way to tax people passing through since that land is also very close to Kings Landing so people gotta pass through there too.
