This is just plain old fashioned capitalism. I would just like to add a couple additional requirements to the list. A financial mindset + financial literacy. It really doesn't require school training to do. One should try to read everything you can to acquire the necessary knowledge and courage to get the ball rolling.

Isn't it funny how a bank will lend you that much for 4% (sometime more) interest, yet when we leave that much in a savings account, they struggle to give you 1% interest? They keep your money, use it to generate more money for themselves with very little work.

Leverage is a great tool, more people need to understand it. Debt that buys assets that creates profit is not bad, debt that buys liabilities is.

So when you borrow money from the bank they don’t ask you for a monthly payment or a deposit? They just give you the money with no upfront cost? They will give you 100% of the loan?

When you're Tennant's trash the property forget to pay you, then drag the eviction process through court ( months) your mortgage is past due, and it's time to sell that luxury watch you had to have.
