33 on property number 9. Borrowing works for those who knows how to use it to their advantage. My technique goes as follows: I am buying new constructions. For example my latest purchase is two medical clinic units. Since it is a new construction they give me the option to give a down payment in 24 monthly deposits. I pay down that 20% and by the time the construction is done I finance the remaining 80% in a 15-20 year loan where the rent pays for the mortgage. Once rented I go onto the next property. Just bough these two in January, rented commercial space in September 21’ financing then renting office space this April and hoping to buy more this year. The key is getting started. Thanks Mark you have been of much inspiration.

Borrow money against the assets is a completely new concept to me. I'm an artist/sound engineer, not a financial guru like yourself. So grateful I found your channel and can't wait, one day, to start copy/pasting. Listening to you us like learning a new language. Not afraid of good debt at all.

I'm familiar with the Austin area having lived there for 8 years. The Hill Country is exceptional with lots of lakes nearby- sort of a sportsman paradise if you can hack the heat. As to the subject at hand, Michael Saylor explained in great detail how to use BTC as collateral using a long time horizon. It totally changed my view on holding hard assets, BTC being the best given its technological properties compared to ALL other assets. I got in at $2, 300 having spent about $20K. Until recently I worried about cashing in and having to pay capital gains. After listening to Saylor, who I regard as a financial genius, I worry no more. Debt is a good thing when the inflation flag is up and waving. Thank you for providing great info Mark.

Mark, yes, I'm all about 'good debt'. Dave Ramsey really appeals to the people that have credit card debt or bought a house too big. Everyone who goes through his program puts their house on the market (oh yea, he'll find you a realtor in your area which he takes a 35% referral fee from but he doesn't really tell people that...I'm a broker, I've checked into his program) to sell and downsize (then he gets 35% on the purchase but no conflict of interest there). Your video is spot on. Would love to know what lake in Texas you were talking about. I live in Austin, sell ranches all over Central Texas and own a ranch as well.

you can also borrow against your retirement portfolio the good thing about that is when you pay the loan back you basically pay yourself including interest and if there's downturn you get more for cheaper.

Hello- Mark so what do you do if the market crashes and we turn into Deflation. I was taught that you hold dollars at that time to then buy assets when their down in price.

We cannot predict bottoms, but it was obvious things were getting ready to go down. For future reference, the best strategy is to start buying in slowly and then gradually increase the pace of buying as the prices continue to drop. As long as you have money to buy dip you are in a win-win situation. If the market goes up then you are making money . if the market goes down then it's buying opportunity. I was able to net over $240k in profit in the last quarter from my diversified portfolio strategy. The market will remain a money den for those who know where to look. Leverage on this
