I work with co-ops and condos and I was thinking about this. The rents are crazy here in NYC

In the calculator, for annual price growth appreciation, the 3% reflects the overall long term increase for single family homes. For condos, it would be less. A more conservative projection for condos would be 1%.

The more expensive condo with lower interest rate had higher cashflow but lower cash on cash return on investment.

I hate the no hardware look on the cabinets. You can get pulls for 1 or 2 bucks a piece and probably pay someone $100 or less to install for that kitchen. Or easy DIY for people starting out but I know that isn't these people's jam

I'm not really into real estate but i really don't like the fact that most times the ends are small when compared to for example the stock and hedge funds. On my smallest investments i make about $4.5-$4.2 depending on the market a month.
