Definitely appreciate the insight into your analysis, even on deals that don’t materialize. So, please keep that up. For a beginner or someone less stringent on the ROI, I think this would have still been a good opportunity for someone, such as myself, even at 4-6% return. This is really great Chandler! Listening to your analysis on deals you don't buy, to me, are just as important as those deals you do buy. As an investor, not every opportunity is perfect and having experience & knowledge to reject the under-performing ones is key.
