I’ve been a landlord for over 35 years. My current tenant have been there for 12 years. They keep the property immaculate. I’ve raised rent once in 12 years. Good tenants are like safe money in the bank each month.

I live in a Co-op ( in Canada). So i rent. I've been here 23 years, and its as if its my own home. I invested time and money to keep it clean and looking beautiful. Im so blessed and thankful because the rent is 1300$ for a 4 bedroom, garage, walk out backyard and 1200$ for a 3 bedroom. I could never leave a place in such a way. The way you live is a reflection of who you are. Not everyone was taught to respect the things they have in life.

edit: I just want to add that when you enter a new place the first thing you should do is take pictures of absolutely everything so you can't be held liable. take pictures the day u arrive and the day you leave.

I left an apartment after living there for 13 years as a single mom, and got every penny of my deposit back. I carpet cleaned, even took the light fixtures off the ceiling and cleaned them out before putting them back up. Everything was spotless. "Be a good steward" ...my motto.
