I've said for years that's not only about the planning process. It's also about a lack of trades people. You can have all the land and planning permissions you want but all that is useless if you have no bricklayers, electricians, carpenters, plumbers, gas fitters etc.

For at least a generation now all our children have been told to succeed in life you need to go to university, get a degree in something that will help you get a job afterwards that can from an office such as accountancy, or a job in law etc. This now means we have a chronic shortage of trades people.

So you can have 400, 000 permissions in place but only 200, 000 in that year will get built anyway because that's all the house building industry has the capacity to build.
