For all current and future landlords PLEASE note that EPC ratings for all rentals from 2025 are very likely to require a minimum of EPC 'C'. That means you are going to have to spend a lot of money getting your house to comply. Most rentals up north will have an EPC grade 'E'.

This requirement is actually putting me off buying any properties without an EPC of 'C'.

Just watch out folks, its going to become very difficult to rent property that is not extremely well insulated and without renewable heat sources

Hi Jamie! I wonder if it would be possible for you to create something about investing in a property but not as a full-time business but as an extra income strategy. Something for 'ordinary people who do not want to become full-time property investor. For example, I am about to start working as a junior doctor. I want to do medicine as a career. However, in a long term perspective, I am looking for other options of creating income, so I can work as a doctor part-time, just for pure satisfaction, not because I 'MUST' work for money. This way I hope to avoid burnout. Thanks a lot! I find your channel extremely inspiring and motivating! :)
