My first thought when I saw this was one word: WATER. The Coachella valley is a desert with water for the area sourced from an underground aquifer. But that aquifer has limits. And the local cities are allowing usage of water in the area like the aquifer is easily replenished. There are numerous golf courses in the area, probably thousands of private pools, and soon there will be a multi-acre surf/ wave lagoon. Add to it a huge Disney lagoon (with pristine beach) filled with potable water in the middle of a desert that is in the middle of a state that is stricken with drought. I know Disney properties are renowned for their bodies of water, but this proposed body of water seems to be misguided considering California's looming water shortages.

This is a bad idea. More weakening and diluting of the brand, and Disney is not even attempting to regain enough ownership means they aren't even really trying to ensure "Disney magic." Plus, HOA's are awful in general, and having one as uptight and controlling as Disney trying to hide the realities of residential life, and turn it into fantasy, is just a recipe for alienation and disaster. Then when it doesn't work and they take the Disney name off of it, they are gonna have a bunch of disgruntled and disillusioned homeowners like in Celebration.

Not to mention, Rancho Mirage is not that great of a place. There is a reason why people winter or vacation there, but don't live there year round.

I'm not surprised that Chapek is pursuing other potentially lucrative ventures. However, this is likely to result in even more bad publicity for a company that continues to generate bad publicity. It's frustrating that a company that cares so little about employees, cast members and guests can continue to generate so much profit.

While I’m sure this will pan out lucratively for Disney, I feel that it’s in poor taste and provides further proof that this company is focused on one thing and one thing only: the dollar. Gone are the days of focusing on the guest no matter who they were. Now only the ultra rich and the company’s bottom line matter. No more money for the Magical Express, Fastpasses, or much of the previously announced parks projects, but hey, let’s get into real estate that’s not even tied to our parks and have our imagineers give it the Disney touch. It’s disheartening for us fans to say the least. I just hope Disney can find a way to line its stakeholders pockets enough to keep them satisfied while also providing magic for the average American family again.

If this money grab doesn’t crash and burn like Galactic Starcruiser down the road, I’ll be shocked. The farther they spread themselves thin, the cheaper they are making the brand feel. Not that they care at this point it seems 🤷🏼‍♂️

Most people on here have NO idea about the Rancho Mirage or Palm Springs areas. The weather is extreme and so are the costs associated with the area. 100+ miles from Disneyland to boot. Swing and a miss Disney.

4:36 I think this new Disney HOA project ti really cool! And my Dad works in HOA General Management not too far from the Cotino site!! As for it succeeding or failing, will just have to wait and see.

Well with Disney allegedly building a gated community consisting 6000 homes within Sunbridge Florida. I would not be surprised if a new "Storyliving by Disney" residential communities they may be developing is in Sunbridge Florida.

It’s not a town. It’s a development within the city of Rancho Mirage. Rancho Mirage is filled with other master planned developments. This is no different than those except for the Disney branding. I expect it to be a gated community with public access to shopping and paid access to the “beach”. This is nothing like Celebration.

Hey Jack, this seems to be more in-line with Golden Oak than with celebration. Golden Oak has been a huge success.

Celebration is unique due to its embrace of the "new urbanism" style of urban design. Hopefully this new community will be used by Disney to push improved urban design rather than to make a quick buck in the California housing market.

Can’t build a fifth park to combat the existing overcrowding at capacity parks, and have something ready when Universal opens up their third, but they can do this. 🙄

It sounds like to me they are trying to do a larger version Golden Oak Resort in FL. I would love to live there but they don't have any 1 bedrooms home for sale, and all you see is 5+ bedroom houses on the market.

To me, this sounds like a private gated community. When I saw the original video of Disney’s announcement, as soon as they mentioned the location, I figured the only way that they would build this would be in a private gated community with a 24/7 security guard stationed at it’s only entrance. It means security for the homeowners as well as making every amenity exclusive to those who buy in. Every restaurant and shop will most likely cater specifically to residents and those coming from outside would either need a reservation or be an invited guest of a resident. It is a system very commonplace in Southern California. It is the only route I see Disney taking in this endeavor where they stand to see any significant return on their investment. Looks promising and it will probably be an amazing experience, but unfortunately it won’t be within the price range of many of us who would be the most interested.

I currently live and work less than 10 minutes away from this development in Rancho Mirage. And I'm turning 55 later this year.
So I'm now trying to decide which bank I should rob to afford a place there.😂
