Hey, My name is Tom. I don't know about you but I find myself wanting to DO everything myself. I consider myself a Jack Of All Trades. Master of none. What you'll find here will be anything from building or fixing cars or trucks, building or remodeling projects and everything in between. I get myself into some pretty interesting situations.

Maybe you know this already or maybe someone has already said it, but in case you don’t know, the opening for the horse run in needs to face south. Mostly the wind comes from the north/northwest, so this provides protection. Also, it being south, the sun will provide some warmth. Good to see you back!

Extremely happy and surprised to see you again soon after your last video!
1) Finish the commercial building
2) Work on the pond this fall and also work on the basement of the house
3) Work on the whole house over the winter.
Finish the pond property and the rest of house projects next spring.

I can’t believe you have any energy left for all of it, but you definitely do a great job!

Tom, Yay! Another vidro. I'm surprised the renters are ok with that building being used by random people. I say do building #3 1st since it seems mostly done, then the paddock for horses & get all that rented & then re-do the house with the $ from the rent from the other 2 projects. 😊

Ok horse wise....run in looks great. Paddock separate from field - great. Need water for both. Things to consider. Will the horse people have access to barn? Need storage for grain, hay, sawdust or bedding, pitch forks, wheel barrels, tack, horse supplies, etc. Also, consider footing both inside the run in and near heavily used areas. Typically they become very muddy....near gates etc. They may also need area to tack up and bath horses, preferably on concrete pad where its not muddy.

Great plans. If you can possibly put the laundry in the "mud room" where you enter from the garage, that would be ideal. Love the idea of 3 bedrooms upstairs, and a master bedroom and office downstairs. Also is there a pantry worked into the kitchen?

Not to sure about the rental building next to the farm house🤔personally I wouldn’t rent a house that’s next to a large-machinery business, I’m wondering what your renters are thinking about having that in their front yard?? A nice thing for you to do is add a 8’ -10’ privacy wood fence between the house and machine shop..

My opinion is farmhouse garage first - get that rented out to a contractor (maybe someone who does the work you need to hire out ). When the money comes in from that work on the horse area . I think you could get that done by winter and make sure you price out what boarding is so you can under bid with renting it and don't leave money on the table. then when both of those are producing money you can work on the house over the winter. i am so glad you are back with the videos. i am sure you and Dawn will make a wise decision.

Re order of operations- go for quickest cash flow first, within the context of the fact the winter is coming.

House first, then garage shed, then horse pasture. I feel like the horses will need more outbuildings, and it’s going to be “can you build a stable?” and then “can you build a shed for my tack?” and then “can you build somewhere to store feed?” and on and on and on.

1. Business storage/home base. 2. Horse Pasture 3. Pond House seems to me to be the logical order of projects in terms of what you can achieve in the short term and derive income from. Whatever you do Tom, I wish you well and will love to see the progress as you film your work.

Definitely do the business building first. It looks like the project is already underway, and it should be quick to get it ready to rent. Do you have three separate wells on that property? If not, does the existing well produce enough water for all three rentals? And who pays for the electricity to run the water pump? Do you plan to put a restroom in the business building? What about one for the horse owners? I would think restroom facilities would be a requirement for each rental. And you will likely need separate septic systems for the rentals as well. I don’t know what the building codes are in Minnesota, but in Michigan, shared septic tanks are not allowed. You could perhaps build a separate restroom building to serve both rentals, which would reduce the new septic system requirements to one. If you aren’t prepared for all of that, I would suggest finishing the pond house next. You can always rent the field out to grow hay until you are ready for the horse facility.

comercial business first. It can be completed faster and generate income. Horses second same logic. The house will always have delays and unforseen things to slow it down. Leave it last for what you have to do. You can schedule contractors to do prep work earlier ;but leave the heavy lifting for you until last. Good luck. Your boys might be teens before you get to the house lol they can help.
