We were just about to list our condo on Airbnb and our Real Estate agent called and said she had a family looking for a furnished medium term rental for a job assignment. We decided to do it, the company was going to pay us directly every month . We decided to do it for $5500 per month as that would be the Airbnb rate if it was booked every day for the month. The family is fantastic, the neighbors love them and they love living there. They recently extended for another year as the project has had delays. We own the Condo free and clear so the $5500 pays all the expenses for the condo in addition to our resident with $4000 per month profit. Best thing that ever happened to us.

Good stuff, as always. We bought a house in April and have had a couple of airbnb stays. We just started a 3 month lease with someone who is having a complete kitchen remodel. He needed somewhere not too far from his house and it's going great for both of us! We moved him over to furnished finder to do this mid-term rental. It has tools that we can do background check and create a lease, setup payments, etc.

When you switch between short term and mid term rental, how do you keep relationship with your cleaner? Because obviously they don't make much out of mid term rentals.

I just got my place ready for arbnb and my town has put restrictions on them. I was a tiny bit stressed until I researched FF. Booked my first mid term nurse and her husband. They are perfect for my space. I got 3900.00 for a one bedroom stand alone coastal unit. I’m happy with it. In the meantime I booked 4 str guests prior to the midterm arrival. I will say at first I was dismayed on how I would find a tenant because the inventory is huge. But 4 different people reached out within days of going live, all great prospects.

Yes you’re right about mid-term rentals. Short-term rentals thru Airbnb etc is becoming oversaturated, and travelers are tiring of it. Watch out for a crash.

I have an Airbnb in Las Vegas. Newly renovated with modern furniture. 3 bed 2 bath, 1/4 acre…nice property. I am only attracting short term renters, but I need mid to long term.
I have had my minimum stay listed at 30 days and dropped my nightly stay to around$80. I’ve had zero takers for my property which was listed for over two weeks on two separate occasions.
I would like to know how you or anyone else here are getting these renters? Not sure if I’m doing something wrong.

Good stuff Rob! I was always told to keep stays to 29 days or less though to avoid squatters trying to claim tenant rights. How does this work when it comes to mid-term rentals in California?

Have you spoken to your CPA about this? Seems like medium term rentals might be classified more as Passive income rather than Short-Term rentals which are Active income. For those who still have a W2 salary and are maybe making a lot of money, this seems like it might substantially limit their ability to claim depreciation losses against their W2 earnings. Our biggest reason for Airbnbing our house (even at a loss) is because we're in a HCOL area, and using accelerated depreciation in conjunction with a Cost Segregation Study would allow us to get about $50k back in tax refund since we can claim the depreciation losses against our joint tech salary income which situates us in a high tax bracket.

In our market, seasonality means there's about 4-6 months of off season, and we had thought about renting medium term in this time to travel nurses in order to help break even, and lower the effort to maintain the property. But the tax implications had us pumping the breaks on the idea until we could see a CPA and do the math on how that would affect our tax writeoffs.
