Top 5 Worst LEGO Sets to Invest in 2022 (LEGO Investing)

These are the top 5 worst LEGO sets to invest in 2022. I believe that these 5 LEGO sets will preform very poorly in retirement because of being over bought by Lego investors, having very long shelf lives, low demand, or they are just simply terrible LEGO Sets.

List of worst LEGO sets to invest in:

-LEGO ideas Tree House (21318)
-2018 LEGO Harry Potter Hogwarts express (75955)
-LEGO Marvel Rise of Domo (76156)
-LEGO Icons Queer Eye Fab 5 Loft (10291)

Every LEGO set on this list is retiring in 2022 except for the LEGO Ideas Tree House (21318). I would not recommend investing in any of these sets because of lack of demand, being overbought by lego investors, and for a million other reasons. Some of these sets are selling for a 40-60% on the aftermarket. So I don’t expect for much, if any price appreciation in retirement from these sets.

I think the Hogwards Express will do OK. The new UCS version is very expensive and not motorised and that could push the old set to better price in retirement. It won't do crazy good, but I think it will be OK.

This was pretty informative. I really love the tree house but I understand the over saturating of the set makes the value lower. But in a way its good news because it means that some good sets will still be reasonably priced later for people to buy for fun.

Now here's a thought: if the tree house is so insanely popular with people like you say, the demand will be there after it's long gone. And sooner or later it will be gone. No Lego set lasts forever. Of course the market has to dry out first, but this is one of the most beautiful sets Lego has ever produced. It will sell after it's gone.

DOTs does have some appeal to AFOLs, because it can be a large number of 1x1 parts that spell out words. make signs, or make Lego art.
However I do agree that it is a terrible investment. While they can turn a profit parting them out on bricklink or something, there's nothing unique enough about each individual dots set to set it apart from any others besides the colors. If they keep making DOTs though, unless a color gets retired or something (unlikely), these aren't going to be unique enough to increase in value over the long term.

Hogwards Express should do Ok in about 1-2 years post retire, expecting “UCS” version will give it a good boost… However Lego is not stupid and in 2 years they might issue a new low cost version… just like Millennium falcon… then it ill be a killing for resellers…

I do like the first one, the Tree House that set and the Bait Shop that got me into the hobby last year, I still do not own the Tree House, if it went on sale I will pick it up. I am a collector not re seller. Some of the sets I purchased have gone up in value though.

As investors no one buys at full price. I bought the brick bank at 20% discount and have seen my investment nearly treble in price. I always look for 20% or more discount when buying sets. Best Lego sets to get are the Brick Link sets that you have to pre order.

I think sometimes the Lego investor videos over hype certain sets like the treehouse and misrepresent demand.

Dots actually has an license with Mickey Mouse.
But yeah, it's most for kids. However, adults seem to enjoy it to. I am one of them. But it's more a lego city thing I think: nice, but not special to invest in.
Further on, I think the Adidas shoe is also bad investment. It don't seem to be selling well, even with low prices and a license and unique brilliant box.
