Many real estate professionals refer to quit claim deeds (or QCD) as a ‘cure all’ and ‘easy way to transfer title’. In a very limited number of applications a QCD may be the appropriate tool, however there are significant risks that you should be aware of.

In this video I explore the differences between quit claim and warranty deeds and when a quit claim deed should never be used to transfer title.
