I would not even want the house anymore I would be fighting to reverse that contract. The moment the seller refuse to release the keys and vacate the property that contract should have been voided. They are going to destroy the inside of that house.

Isn’t this what escrow is for? Funds should have never been released if owner didn’t surrender the keys

He sold the house, he’s not being evicted for non payment. There a difference. He willing sold it, he’s in breech of contract and the moratorium on evictions doesn’t apply.

You have proof that you're the legal homeowner, then start by turning off all utilities.

They need to forget the attorneys and represent themselves, pro se. That man SOLD them the house. He is legally neither a squatter, nor a tenant. He received payment for it. This is NOT an eviction. Its theft. Grand larceny.

Trying to get him out of the house is in eviction problem, If he never handed over the house or had any intentions of handing over the house. it is now a theft issue. He defrauded these people of $500, 000 they should be trying to get their money back not the house. Pursuing the fraud, would have him taken to jail not just removed from the property.

Thank god I didn’t have this issue, the previous owner actually took all of us out to eat after closing to celebrate our first home and his retirement.

Honestly I'd break a window, come in covered in protective gear with pepper spray and throw them out fresh prince style. Change the locks etc. If I paid for the house your getting out one way or another. Not there house

Step one, put a lien on the seller bank account through a judge (this isn’t a rental/eviction case) step 2 when judge is in favor, charge 10k a month for not giving up house, and extra fines for utilities and related suffering. And looser pays all court and attorney fees. Result: seller won’t see a dime from selling that house.
