Love your content! I’m looking to relocate from St. Louis, MO and I also used to live in Chicago from 2005-2010. Colorado Springs seems like a good fit overall, but it’s a struggle finding pet-inclusive rentals. It doesn’t seem like I’ll be able to afford anything in Colorado Springs when I’m ready to buy a home.

I’ve been to Colorado Springs, once back in Jan. 2003. That cold was no joke lol didn’t get to do too much. I should’ve went during another time. I see that it has grown quite a bit since then though!

Of course you're correct needing a fairly high yearly (gross) income to be a home-owner in Colorado Springs...but also of course in a HUGE part that's because of the current mortgage interest rate. It's amazing -- almost magical (!) -- how affordable these $450K-500K homes become when the price stays the same (as now) but the interest rate drops lower.
RENTING now I can do (even at the slightly more expensive "luxury" apt complexes)...life could be worse than living there.
But buying? Not just yet.
So for me, the only option is "renting while waiting" (and preparing).
BTW, am still seeing (slowly but surely) price reductions continuing in Banning-Lewis Ranch (their new carriage-home communities way out East on Dublin). Although home prices in their 55+ community ("The Retreat") are still holding fairly high, I DO see some reductions occasionally there as well.
I'm hoping that continues, but I really need to see the interest rate drop enough (to my target "trigger" rate).
If nothing else, I hope this helps the Y-T algorithm... ;-)
