Some of these prices are absolutely bonkers, but it kinda makes sense once you realize their target clientele are highly paid company executives, footballers, and businessmen and women.

From the range of the prices, these compounds clearly target CEOs, professional football players, businessmen, and the list goes on. For a person earning 15K SAR per month, which can be considered the average salary for Saudis, living in a compound is impossible.

Rentals in Riyadh have skyrocketed in last 2 to 3 years. However if safely is your concern then there is absolutely no issue living in a standalone apartment. More safe than anywhere else I have seen in the World. You can get decent modern 3 BHK unfurnished apartment between 70 to 90K. If you ask someone who moved here 4 year ago, he won’t believe as sane apartment was rented around 40/50K just few years ago.

Saudi here.. compounds are mainly built & occupied by foreigners who move and work in Saudi… you would rarely find locals living there because the culture inside the compounds is very different than us… most Saudis value their privacy a lot and would not feel comfortable living in a compound where everyone knows everyone basically … wishing you a good stay in Riyadh

Prices also high because the company would cover most of the cost for expats working there, if not full living cost (&education) so that’s another reason locals will not invest there..

Compounds should now be an outdated concept, given that you can walk in and live nearly anywhere in the city. And that it’s safe.

Thanks Ebonie, we are planning to move from Canada and have our own furniture. We have 2 small kids as well so looking for family friendly compounds that have 2/2+ Bed unfurnished in Riyadh with all the amenities you mentioned. Sometimes they are really old so we are looking for some atleast less than 10 yrs old. Any thoughts ?

gated compound is for the people who doesn't want to get out and discover the local scene and more expensive, and riyadh is much more safe than london as i know

Are these the rates for furnished apartments with furniture, washing machine and kitchen appliances or without furnishings?
And does it includes utilities as well?

I love that you guys are sharing knowledge and making other expats lives much easier in the future. I think compounds are utterly expensive right now due to the major shift in demand as you mentioned. However, I would love more expats to try and engage with locals more, through living in more public and localized places like Al Majedyah that you mentioned. Compounds dont give you the full cultural experience, and they were the best and only option 10 years ago when expats were very rare to find. Now its different, and I hope expats get more encouraged to try something more local as things changed.
Anyway, being a consultant, I will make sure that I share this video with my expat colleagues!

We are staying in Al-Bustan. Does have a lot of amenities. However, you have to pay 25 SAR per person per bowling which is ridiculous. 15 SAR a ticket for cinema. These should really be included
