I found 2.5 acres in the Arizona mountains 3 years ago. Was someones old homestead. A mobile home and travel trailer were still on the property. $11k. I called the county and found out it had a septic system and well on it, before looking at the property. 😱
My realtor asked why i wanted that run down property. I said i will let you know when the deal is signed.
The seller was an investor and never walked the property. I did that 3 times.
Signed the deal and my realtor asked will tell me now. I said sure.
It has a well and septic system on it.
She never checked and the seller never checked.
A well costs $30k out here to drill. A septic system is $10-14k to have built.
Im rebuilding the mobile home as i post. 👍🏾

The challenge is to convince local authorities in some places that it isn't a shed. They'd rather people be homeless than to be independently sheltered.

I bought 10 acres of untouched wooded property in Cherokee County Oklahoma 2 years ago. Ive cleared part of my property and bought a 16x40 tiny home that im currently working on building the interior. I also put in a garden and an area to raise chickens. I use a rain catchment for water and solar for power. So far ive spent around $60, 000 for everything. I still have a long way to go, but ive accomplished a lot in the last 2 years.

I live on my moms 2 acres she got back in 2003 in Arizona. I have an rv permanently placed and plummed in to the septic and power grid. It wasn’t enough space so I got a 12 x 16 shed. Had it wired for electric, installed the foam board myself, did the flooring myself then paid somebody to install a house door, house windows and drywall. I use a midea U shaped window ac unit. It’s the cutest second livingroom. I often think about getting a larger shed and doing a full house out of it .

Pittsburg county Oklahoma. Living in our Motorhome. Getting ready to drop a shed to house on our land. Had to remove a 1950s mobile and an RV that was falling down to do it. But we were able to buy 1.25 acres on a dead end road with septic and power for $5000 and we have a lake view. 😅

Yes sirrrr. Several years ago I found 7 acres of unrestricted land with a year round rolling creek for $3500. It is over an hour drive from my house. I jumped on it. Then a developer started buying up the land near my spot. I talked to the land owner and told him my plans which was to create a buffer from the potential housing boom in the area. I talked him into selling me several more acres for $10, 000 cash. I now have 22 acres. I bought a 2 story home depot shed that me and my wife are finishing out. The developer is now selling 1/4 tracts for $5000 minimum. Thankfully, he hasn't had any buyers in 4 years. I spoke with the county and city before I bought the land and was told that it is grandfathered in as unrestricted as long as it was purchased before any new zoning laws. I couldn't pass it up, especially with a good water source. The creek has a few natural springs as well.

We're in Virginia, looking for unrestricted property to have a shed home. Checked out Oklahoma land for sale, but it seems like the prices for unrestricted land keep getting higher and higher....well, I guess it's pretty much the same everywhere. It really does require quite a bit of research to find land that really is unrestricted! Many places advertise the term, but when you check into what the city allows, you find that it isn't really unrestricted at all. I guess they mean no restrictions if you connect to the grid and build the type of housing they permit. ha! We almost fell for that a few weeks ago. We found a pretty good price for two acres in the mountains, really pretty area. The ad said it was unrestricted....the realtor verified there were NO restrictions at all. he stated that you could live in your RV, tiny home, whatever. Just to be on the safe side, I called the county. It's not unrestricted. The county requires you to be totally on grid for water, sewer and electric. You must meet all kinds of criteria, and have everything inspected before you are even allowed to park your RV on the property, much less have a tiny shed home. Well, that was definitely not what we were looking for so the search continues.
I just cannot understand why people think you're crazy for saying you'd like to have a tiny shed home! Realtors, city inspectors, even friends and relatives seem to think the very idea is outrageous. After living in an RV full time for the last 12 years, I think it makes perfect sense!

This is exactly what I was looking for. I think I sorta will get ripped off if I stretch the payments out, but after the landlord threatened to go up on the rent for the 4th time, I panicked and started buying a shed/garage.
I already had land to put a tiny house on eventually, but this shocker freaked me out and I felt I had to move quickly while I have my part-time income to help pay for it. If he goes up again, it will eat up all of my Social Security, and I have already had to go back to work part-time after Medicare kicked in.
I'm scared to death but I didn't work all of my life to give up every penny of my SS for rent. It's wired already but I need to insulate, etc. Thanks for the video and I'm a new subscriber.

I enjoyed your video. What you are doing is great! 35 years ago I did sortie the same thing as you. I moved to a remote island, bought some cheap land, built a house . It was the only way I could afford land and a house. Its the best thing I have ever done. I started out living very cheaply on a house boat while I made money for my move. Keep up the good inspirational work.

I bought my house in East Tennessee 6 yrs ago, it's a double wide on 3/4 ac. I payed 80k over 30 yrs and pay $550 per mth that includes insurance. Electric is about $160 per mth and water is $40.
It's a whole lot cheaper than rent 👍😊

Las Vegas, NV resident: looking into buying an RV with my handicapped father to eventually move closer to family in Seattle, WA. As someone who went to college to make video games for a living, some of the big name game developers and tech giants have headquarters in the Puget Sound area, which should help with making a decent career for myself. As for my handicapped father, the healthcare options in Washington State compared to Nevada is night and day, and it would definitely be a morale booster to help get better medical care for all of the physical issues he has (and considering I'm his personal caregiver, he really needs all the help he can get). We've also spoken with said family in Seattle, as well as other former Washington natives, and the majority say living in an RV park would be best for someone on a budget since, despite WA state being expensive to live in, the prices for renting space in an RV park are supposedly tame.
