10 yr wholesaling veteran here. Full time since 2013. Back when I used to send out 500 postcards and get 15-20 calls. 3% response rate was the norm. Send 500 PC now and see how many calls you get. The landscape has changed and it has gotten much much harder to stay in business full time. Thanks for being honest in your video. The gurus are making way more money selling coaching/courses than in real estate. To repeat a famous line. “Dont quit your day job.”

I'm getting ready to close on a $9, 775 deal. My marketing costs: gas for driving a neighborhood, 17 cents or something for skip tracing phone numbers (monthly subscription to batch leads lowest plan cost), have deal machine paid like $1000 for the year or close to that but didn't really need that do do this deal but certainly cuts down research time. Didn't need deal machine or batch but both helped. Could've just drove in car and used services like Fast People Search and/or found the owner's address and showed up at his door. It's not easy but the more we sow the more we reap. My buyer for this most recent deal came just hours before my inspection period was set to expire. Don't forget to PRAY and put your faith behind your prayers with action leaving the outcome in God's hands. Thanks for posting this video! I'm a new subscriber.

1 year into wholesaling. Closed about 19 transactions my first year. Did not sell 1 deal 4th qtr 2022 and have closed only 2 deals thus far this year. Investors wanting deeper spreads, sellers living in 2022 peak prices, agents are even worse.. I'm currently in the Vegas market which was hit HARD. Don't give up brother, wholesale is the stepping stone to other lucrative avenues. Stress/Anxiety will never stop in this field, it's inevitable. It's been tough bro, I FEEL YOU.

Dude i have so much respect for you after this, everyone that's trying to get in this business needs to see this video. This is what wholesaling looks like iv'e been doing it for 6 years and i had to add a few things to my business to get more contracts! The reality is everyone is trying to get in the game, interest rates are high, alot of buyers have left the flipping business at least for now its rough.... In 2023 if your just a wholesaler your going to get stomp sad to say but it's the truth but good luck to you brother wish you nothing but the best..

I relate so much with this man, thanks for putting this out there. I got into real estate to acquire rentals, which is the first thing I did buying a duplex in Dec 2020. While renovating one of the units, I quit my job and then fell into wholesaling in July 2021 and did three deals. Went full time in 2022 and miserably failed. Had 4 deals fall through at the beginning and basically got burnt out. I continued to market but didn’t make much progress.

Decided to focus more on fix and flips, and acquiring more doors this year. Wholesaling is a grind and you really need to have systems set in place to succeed.

I felt this on so many levels. I have 3 kids under 4, married and living off of my husband. I’m not as consistent as I wish I can be but I’m still going to try and give it all I have. I had my children back to back, was working my first two pregnancies then got sick the majority of my last pregnancy. I just got offered a job opportunity to make $120k per year from home in a few months and I’m thinking about taking it. Trying to go hard with wholesaling until that time comes to see if I could make enough capital to start flipping new construction. If not I will wholesale part time (prolly focus on direct mail) and just work my job and take it from there. It’s a lot but it’s worth it as long as you’re consistent. You do have to figure out an end game, either scaling it or getting into another real estate sector,

Appreciate this as this message needs to be heard before you jump into this business. I did 5 deals last year as my first year (one large, one mid, and 3 small). Honestly I’m bullish on doing bigger deals. I bought 26 units of Multifamily last June with 2 partners and self manage them. So wholesaling is just a means to an end to get cash w/o working a W2. Extremely high leverage. I don’t post for the same reasons you outline. Personally, I don’t want to be wholesaling 4 years from now - also feel semi slimey and wrong doing it. It’s not my forever vehicle, but it’s my current vehicle.

Family man with three kiddos, and I'm trying to get into it and trying to set up my first text campaign. Great to hear you speak about the other side of this whole business.

Not only are there people flexing like you said, but a lot of them are spamming on behalf of the guru's programs they bought and after spending close to 10K they feel they need to justify it. I'm talking to a lot of students in some guru places and none of them are doing deals except for the few same people posting their wins.

Every industry has entry level activity that's really meant to be a stepping stone to where we really want to be. I see wholesaling as that kind of tool for entry into real estate.

In my area.... Real Estate agents make more money than wholesalers. These 2 brothers in my old office made $7 million in commissions (over $100 million sales volume) in 1 year. If you just drive around the cities, there are no visible wholesaling offices, but there are a lot of real estate agent offices with nice cars. Even the GC's are making more money than wholesalers. Tech guys are pulling in over $500k-$1million total comp a year working 40-60 hours/week with lots of vacation time and get paid more than wholesalers. I know property managers who get paid more than wholesalers too. With that said... I'm still trying to wholesale lol

Great video man. I started out wholesaling in 2018 and stopped around 2021. I’ve closed a good amount of deals. But It’s not as easy as people portray. You can go months and months without a deal and it can be discouraging, honestly.
