I’ve been dealing with this kind of thing professionally for over 30 years. As always, Jess’s advice is spot on. But I think some of her points are indicative of the fact that it has already crossed the line and has become physical. Guys, pay serious attention to point number 1 regarding appearance. When she is going to be around this person she goes that “extra mile” with hair, makeup, clothing, perfume, etc. I liken it to getting ready for a first date. If you see this before she’s in the presence of this person, friend, you’ve got a problem on your hands. You best get on it! A word to the wise.

Every single point raised from 1 to 9 has just made me replay the last 4 years of my former relationship. It's just like you studied my ex and decided to give a summary of your observations 👌. Cheating is cheating. Women are more emotionally connected. So if she emotionally connects to another guy or person, she has been gone from you for a while and it has little to do with the other guy.
Basically, you have been relegated from "main dude" to "side dude" status. You have lost her and she might even start blaming you for not even trying to save your relationship even though she has already left you emotionally. Everything else in your relationship is likely her going through the motions.
Chances are there have been signs you missed in the process. Just as much as you are not supposed to get too comfortable at work or your profession, the same is true with relationships.
Once you stop working at it, something better always comes along replaces you.
