My father lived in an affluent neighborhood. After he passed, his friend and executor had the interior repainted and staged with all new furniture. I could not believe what it sold for! More than I ever could of imagined. And it sold quickly. Amazing.

I have sold most of the homes I have owned, myself. You are so right about listing in spring. People are crawling out of their winter caves, with prison pallor and cabin fever looking for a new place to live. Beautiful staging, spotlessly clean and organized. Your large outside patio will put your home over and above others. You will be successful.

My realtor, when we sold our last house, didn’t recommend open houses. Open houses are great for realtors to meet new clients, but most serious buyers start with the listings and only bother touring a small handful they’re really interested in. Instead of doing an open house, we did showings for a week (we had already moved out), then took bids. The house sold the first day for well over asking, the new owners had the keys by the end of the month. That was in Winnipeg, the August before the pandemic

We sold in Victoria BC last year. We took about two months getting it ready for sell and staged & listed it end of May. It sold in two days for 75k over listing. The right agent makes a difference.

Yes! Yes! And I own a home staging company in Las Vegas and you are doing all the right things to get your biggest bang for the buck. Staging (or furnished) is going to give you a huge return. Best of luck with the sale of your house.

Good luck selling your home Nick! I was blessed to have put my home on the market on a Saturday and within 4 hours I had 8 offers. I settled on an all cash/no inspection/15 day closing offer that was $10, 000 over asking price.

Nick, you’re doing all the right things to sell the house, it will sell when it sells. Some houses sell shockingly fast for the owner and then things are crazy to finish the sale and move out and some sell shockingly slow and that’s a waiting game I hate and it looks like you’re in that but just wanted to say you can do this!!

Selling in spring is definitely a thing no matter where you live, we're southern hemisphere and we sold in October at auction for a price we were happy with (had to do all the prep in winter but it was worth it!)
