Investing in REITs & InvITs | The 4-tier framework to pick the best REITs and InvITs

REITs or real-estate investment trusts and InvITs or infrastructure investment trusts are unique investment products. They pool together money from investors and invest it in commercial real estate and infrastructure projects, respectively. A majority of cash flows from these projects are distributed to investors periodically. And investors also stand to benefit from the rise in the unit price of the REIT or the InvIT. As of now, there are 4 listed REITs and 4 listed public InvITs in India. In this video, we discuss how you can analyse these REITs and InvITs.

We have prepared a four-legged framework to analyse REITs and InvITs. It includes assessing the portfolio, financials, distributions and valuations. The REIT or InvIT portfolio means the assets that a REIT/InvIT has invested in. Financials are normal statements like the income statement and key ratios. Distributions are the periodic payouts from REITs/InvITs. And valuations are about assessing if a REIT or InvIT is fairly priced.
