Sir, according to me if REITs investing into commercial property it would be benefical to investor, because they do longterm contract, whereas nexus Reits investing into mall real estate, there is a more chance of some times mall shiwrooms vacant

In India REITS investment is very cheap.Initially it was started minimum 50 k but no response was there and now it is open for all.Guys investment in such assets when there is downfall and sell when it reach upward and this is the right time.I have also invested in Embassy.

I didn't get one point. Please help me with this.

1.How will the benefits of property price appreciation be transferred to the investor? If I purchased a property for 50L 5 years back and sold it today for 1.2Cr, that means I got 70L capital gains apart from rental income. How can this be possible in the case of REIT? Here I'm selling the REIT unit, not the property. Whatever the rise of market value of the property stays with the trust.

Also, the unit price formula does not consider the market value or ready reckoner value of the property. It is purely based on buyer - seller activities.

2. Can I save tax by investing in REIT if I invest my capital gains by selling my house?

Let me explain the real-world problems with REITs(or how Indians view them):
(the Idea of rental yield is viewed by many Indians as a secondary benefit of owning a piece of land/property.)

Most Working Indians can only buy real estate/house once or twice in their career spanning 30-35 years.
Assuming, they don't receive any significant real estate Inheritance from their family, the prime goal of a young individual of 28-35 age is figuring out how to own a property. (for obvious reasons...no one wants to live on rentals till dead come & practically OR post-retirement conundrum of 'what tangibles did U accumulate' mentality!)

While with REITs U can't take debt to own REITs, a real property U certainly can
(a )incur massive debts,
(b) own a property,
(c) live in it, &
(d) enjoy moderate rental yield perpetually, all at the same time starting today.

If a person throws his part of savings into REITs, he can't enjoy any of the above, if he get's a property, he will not invest the remaining in REITs instead of MFs, EQs, etc.

This was a case study on REITs we presented in our MBA project on "The REIT Vs Real property conundrum of a middle-class Indian."

but rent ke alava property ki price bhi increas hoti hai rental incom 3-4% + price hike nearly and above 5% total 8-9% return so abhi bhi agar stock price returns y to y minimum 5% hoga tabhi isako achha investment bol sakte hai because per year rent me bhi 10% increase hota hai
