I got so lucky with a fantastic realtor and amazing mortgage broker that made sure I was buying in my price range. One of the first questions my mortgage broker asked me was how much I could afford for a mortgage and then explained how much loan I could get for what I could afford. We kept everything within that range and in the end I had to settle on a house. BUT, I bought in November 2009 and got the first time home buyers credit and I can totally afford my house. Some days I'm not content but when I hear what other people pay for their mortgages, I settle right back into contentment with my little house that I was able to afford as a single mom before I turned 30.

Not only is renting okay but it can be better than buying... especially if you live in California and you're paying property taxes, homeowners insurance, cost of living expenses, etc....

I'm trying to be content here in San Diego. But ... it's going to be another 3-4 yeas before we can buy. That's okay. I have people telling us though that if we wait prices are only going to go up. Houses have gone up 150k in 2 years ... so our downpayment is becoming less and less. But we won't buy unless we can. If we get priced out of the market, Arizona here we come.

Great advice. My loan officer kept trying to talk me into way more because I had good credit and they could get it approved, but I stuck to my budget and it's been a major help through the years. Especially when we had our second baby.
