These tips are great but also very state and county dependent. In WA, all these auctions are heavily used by realitors and investors, even HUD. Some business have figured out how to use the single family HUD program so they have "individuals" that are really company owners, buying up these homes and turning them into rentals. Any off market properties, are bought by realitors before any private person could get them. The auctions here, also require full payment of any house auctioned off within 48 hours and requires a deposit up front just to bid.
