I noticed you said you sold new home construction before you became a real estate agent. please enlighten me on how you did so without a real estate agent license?

I guess I'm in a good spot: my realtor is in fact my cousin, but she knows the new construction building process really well! This was all great information for a future home builder. Many thanks!

We came out great then lol! We didn’t use a realtor BUT we did our research prior to looking. I also do construction so I definitely checked and paid attention to every little detail. I even made them repaint all corners because I saw the smallest cracking. Our sale person kept it 100! He even told us what not to spend because we should have money after we move. He would even say, you can upgrade the easy stuff later so don’t waste money. We already had 15k by using their lender and got every upgrade we actually wanted and didn’t spend any more than that. Any little issue we had they would fix literally in 48hrs. We talked our way into a lot of stuff and our sales guy Even gave us the contractors contact for a porch add on WAYYYY CHEAPER than the builder. So instead of 2000 we paid 700 lol We used historymaker

If seller pays commission from sales price and sales price is what buyer is paying, who really pays the realtor?

?Questions? for Architects, Contractors, & New Home Builders, & Renovaters alike: First question, why do so many new construction homes have no Side Windows? I'm no Engineer, but I would think that would negate proper cross-ventilation within the home? I even saw a new home in Pennsuaken, NJ that had EIGHT closely placed windows in the front of the house & ZERO on either side? I couldn't see the back of the house? If it was simply a question of cost$, in this example, why wouldn't the Builder just put six windows in the front & one on each side? From an outsider like myself's point of view, a home with no side windows look awkward and not aesthetically pleasing at all..almost to a point of looking ridiculous and warehouse-like?!

The second question is why don't new windows have real frames? This of course is my personal take on the subject, but grids {fake panes} on a window make them look "cheap & flimsy". Lastly, I have noticed a pattern with some existing two-story Colonial homes in Montgomery County, Pa in that many homeowners are replacing their current kitchen windows with smaller ones? It doesn't make much sense to me, but I'm sure there's gotta be an explanation?!

The only thing I disagree with you about is the fact that it’s the buyer who pays the realtors. Let’s just be honest about that. The seller or builder adds the commission in to the price.

Nah i don’t need a realtor. I heard that it’s actually us who has to pay them. The seller told me that if I get a realtor then I have to pay $30k more.
