Quitclaimdeed is basicly the desistence about the Property by County, is frequently used in Divorce ( one pass the deed for other), BUT the Quitclaimdeed do not garantee the property is free and clear about Many Liens, for this the buyer have ask for the Seller the Warranty Deed or the contract the Attorney Specialized in Real Estate for make this or contact the The Title Company or make yourself the Due Dilligence about the Property in the County ( is very difficult for the 99% the peoples make this correctly).🤔

If I move the property to the living trust, I should not use quit claim deed . Is it going to be an issue when I use quit claim deed when the living trust try to sell the property?
