Before Mom died, she put my four sisters and me on the quick claim deed of her home place of about an acer of which my husband and I live next door. My sisters moved our nephew in told him he could have it
He destroyed it left went to rehab now he's back and they have moved him back in 😢it should be condemned its so bad

Sooo what if a parent didn't understand the quit claim deed & somehow still did it 9 years ago, @ now his other child won't get anything when he passes away & the child on the deed has ALOT of money & dosent even need it...

Would a grant deed in this situation be recorded? Even if your client had a grant deed instead if she cannot produce said document she would not be able to transfer right?

I have a question for you. Please help.
I am married and I want to purchase a house on my wife's name. The title company has said that it's not possible unless we purchase as a couple, and after that file for a quick claim deed, and after that she can record the property on her name.
Question: is this the only way how things work?

Because criminals prefer using quick deed they are easy in fraud cases.Then they go into section 8 program that only require deeds in your name any name you don’t actually have to prove legal ownership millions are made across the country . Seniors are the main victims.

Grant has to happen before parent pass away correct. Our parent passed the people involved agree to let daughter to buy house. Thinking a quick deed but after listening to u not sure that’s a good

This wasnt a good example of why the quick cliam deed is a bad ideal. The trust situation is the issue, the mortgage company would have needed to see the trust indenture to be sure that the house could be sold or transfered..

We use Quit Claim Deeds all the time. You have to do your homework. She definitely should not have used the Q C.
