1) Self transfer (e.g., individual to trust, LLC to individual, etc.) 2) marriage to add spouse 3) remove other interested parties 4) family transfers 5) any case where no liens exists 6) previous owner of foreclosed property to clear title and get title insurance 7) when legal access from a bordering neightbor may be needed 8) when you suspect or know that title is not insurable because of lien which requires a slightly lower price (if buyer agrees).

I'm in Tennessee where there is a year redemption period on a tax deed sale. If I can locate the owner and get them to quit claim deed the property to me within the redemption period, will I nullify the need to clear the title? After I file the quit claim with the Chancery Court am I entitled to a refund for the monies I paid over the actual tax debt that preceded the sale?

Is a Default Judgement (CC Debt) against current owner tied to the deed of the property? In other words will CC debt survive a deed Tax sale? This is in Pannsylvania btw. Thank You!

Hi Casey! I am trying to bid on tax sale property and as I looked up the current deed, its recorded quit claim deed.( looks to be transfering in between family members). Now when I win the bid and try to resale the property, is this something that can be an issue? I am in NC, and I had no problem resale property after I acquire from tax sale ( commissioner’s deed). Thank you always for your insight and any advice would be greatly appreciated!

What if you are a renters, and the owner did not pay the property taxes, and you paid all the taxes on it? You should be able to put a quiet claim deed on that property for taxes you paid

My mom and dad had a piece of property quit claimed to them, after47 years mom died- Dad wants to Quit claim property to kids and himself (he is 84 currently) - we went to county courthouse with an official quit claim form and a death certificate for mom. 4years later we get a notice that quit claim can not go through “The deed contains discrepancies in the ownership and will need to be corrected and re-recorded.” They had a phone number if we had questions. We called and they said “in essence will you need to have two forms in order for this to go through but we can’t tell you what that is because that’s giving legal advice.” So is it a “Lack of Probate Affidavit “ and “Excise tax Affidavit “ what is needed? My property is in foreclosure by on a drawn out forclosure, I did a bankruptcy. The somebody bought it at auction but due to the moritorium can't get the sale approved. I want to get it out of my name so I am considering a quit claim. What do I need to watch out for, will I still be liable for the property taxes since the come out in Nov.?
