If months match in Excel then do this, otherwise that

Using Excel's date functions to compare and match months (ignoring the day and year). In this case it is to be able to firstly calculate the rental amounts to charge based on an annual escalation and then to only collect in semester months as this is student accommodation and we cannot collect rent every month like a normal residential rental.
