How to split rent with your Roommates

They say sharing is caring, but living in a share house can be far from pleasant if the rules about splitting expenses aren’t well established.

Always set ground rules for everything before you move in, so everyone knows what is expected. And get it in writing, so there’s no ‘he said, she said’,”

“Having it written out – who pays for what and what percentage or amount – means when the bills come, it isn’t an awkward conversation

First up is how much rent each person should pay. “How you fairly split the rent between roommates depends on the house, the facilities and who is running it,”

If you’re setting up a house with roommates, you can choose to split the house in different ways to make it even, but most share homes are established or run by one person.

A bedroom with an ensuite and walk-in closet should cost more than a bedroom with a shared bathroom.

Everywhere I have rented out rooms, the larger room was more, even if only $10.”

Most properties have a master with a larger closet, more space and often an ensuite, “All those things together can equate to $50 USD or more a week in value.”

Other perks, like a garage spot should be reflected in the room rent too, especially if there is only one

While most people have cell phones for phone calls, removing the need for a landline, fixed internet charges can be split.

“You can get cheap unlimited plans and split the cost or each person can have their own portable internet,”

Food costs can also be shared. “The best arrangement will depend on the roommates’ preferences. In some share homes, everyone putting in for food and shopping together works,”

“Or you can save together for communal expenses, such as milk and bread, but everyone buys everything else themselves.

“If you are living with someone who is super strict in the way they eat, on a special diet or fanatical about money, it’s easier for everyone to do it themselves and not bother splitting the groceries.”

I’m think of renting a 3 bedroom apartment with 2 other roommates because I feel it’s cheaper an it will save you money rent is so expensive an I rather have roomates an save money than getting own place I live in California an it’s so expensive I don’t plan on moving out of state an having roommates is the best option

I have a question, I was living with two other students in a 2 bedroom apartment, I have my own bedroom and they are a couple who have the larger bedroom, with a huge walk in closet, larger private bathroom. We were splitting the rent 3 ways. Also my bedroom is right next to the kitchen and does not have as good noise insulation as they do. However I moved out and and sublet my room, now they are claiming that my sublet should pay half the rent instead of the 1/3 that i was paying, because the only reason i was paying 1/3 was because i was their friend. My sublet is also a student that they knew of for years. I do not think it is fair for them to want to change the rent on me, (they are also tenants they are not the landlords). My position is that if 3 people are sharing a 2 bedroom, rent should be split so that each person pays 1/3 rent, especially since they have a larger bedroom and walk in closet, and a second extra small closet, also the entire rest of the apartment is shared by all three of us, so its not fair for 1 person to pay half the rent at all. As a real estate professional what are your thoughts?

I had roomies, three of them, and for 3 months, collectively, they couldn't pay me 150 dollars rent! 🤣 That's only 50 dollars per person! This is what smoking weed does to people! They lived with me for more than a year.

i have a question. i'm planning on renting a 3 bedroom apartment somewhere in manchester or somewhere else with 2 other people. it said that it was 1, 600 a month. do we all need to pay 1, 600 or are we allowed to split it 3 ways ?

I just found a house with 6 bedrooms and 6 bathrooms. The house looks amazing and the rent to pay it off would be $1, 500 a month. Would it be a good idea to buy it and rent with friends?

Hello, so I am in college right now and I am probably going to make around atleast 55, 000 dollar salary out of college. I will be out with a major in finance and minor in data analysis. I won't have any debt coming out of college, which might not look good because I won't have any credit history of taking out loans. Not sure how important credit history is for renting homes, but I do have a really good credit score though. I noticed there are some really nice 4 bedroom ocean view homes in Laguna Beach California that I would love to split the rent with friends. A lot of them are $6, 500 a month 4 bedroom houses so 1, 625 a month per person. Do you think doing something like this would be possible for me? I don't know much on renting. Thank you so much!

I have a specific question on this topic,
I live in a house with 4 other roommates. Now that the school year is over, everyone is leaving the house for the summer and I am the only one subletting my room (the smallest room in the house). My roommates did not bother trying to find a sublet. The lease is 12 months. My roommates have ganged up on me stating that I should pay more for the utility bill since someone will be living in my room. I think that it's unfair that I suddenly have to pay more because they decided to leave for the summer. I should also add that they will be using their rooms during the summer whenever they are in town for a weekend or letting their friends stay in the house. I argued that utilities should be split like they have been all year. Am I in the wrong? Thank you.

Thankyou for posting so I have a question with my current roomate.

I have a two bedroom house and rent out a room to my current roomate whose 1year lease is up in April 2022. He is and I.T. tech and recently started working from home and I'm concern during the summer he will want to use the AC all the time so should I raise rent as it seems like everthing else has gone up? Currently his share is 500$ all utilities paid here un the midwest.

I have a 2br apartment. My 15 year old son has one bdr and I closed off the dining room as my bdr. I want to sublet the other bdr. Should I charge half or 1/3 of the rent? They would have 2 closets also. I want to make this work because I don't want to move into a studio with my son. Any advise?

I want to rent out 2 rooms in my house but if people are not able to work or find jobs, pay their personal bills and things are closed . How would they be able to pay me rent? Right now we are all stress out. should i still advertise the rooms?
