Advanced Keyword Research Tutorial (5-Step Blueprint)

I know a specific customer where I'll be using these steps. They want some SEO help but they are in a construction related business where there is a high churn. Brain, Great video! But I am confused at one place. You mentioned about checking the commercial intent of a keyword. Higher the commercial intent, more valuable it is.

Lets take I found 10 keywords with commercial intent starting from $0 to $200 (random figures).

I have 3 questions:

Q. Do I select a keyword with highest commercial intent - $300 ?
A. If I go with $300 keyword, as the commercial intent is higher, there will definitely be other great companies ranking for same keyword with great SEO experts working on it. And! it will take way long time for my page to out rank those companies. Do you still suggest to just go with the keyword?

Or

Q. Do I type every keyword (the top 10 found earlier) in google, check top ranking websites, see if I can improve content 10 times and then select the keyword? if not move to the next keyword and repeat the process.

Or

Q. Is there a relation that I need to find between commercial intent VS monthly search volume? And, do not bother about each keyword research in google like my previous question.
