I don't know if it's doable for you, but around my area a lot of small businesses keep most stock in rented storage centers. It's pretty climate control, anyone who enters/ exits has an individual code so they can tell who's who, alarms and so on. I think the prices are pretty decent

PS. some also allow orders to be shipped there (you'll need to add unit number and entry code in delivery instructions) but I feel it's safer there than on a homes stoop
