Want to know how much it costs to fully renovate and extend a 3-bed semi-detached house in the UK? Today we’ll look at the grand total costs for the initial renovation, extension and fit out. This is about the cheapest you could do a project like this unless you miss parts out. We did a significant amount of the work ourselves and used trusted trades people for everything else.

Started watching this channel while I lived in Gosforth and worked in the IT industry 😎. Moved back home and brought a house and did a self renovation and self build 6M extension. Had similar issues to you with builders and did it myself with zero experience. There’s always light at the end of the tunnel even when there doesn’t seem to be one! You can learn so much from the right YouTube videos!

Excellent! I was guessing between £120, 000 & £150, 000. Now you need to see what the increase in value is property value wise. The added onsuite upstairs, utility room with WC, gorgeous big kitchen diner and lovely living room would sell this house very fast. Plus the lovely big garden! So great!
If you stay there another, say 5yrs, you would make your money back if you sold it.
Loved watching the process, loved learning what things are called in England (tools & projects) and loved how it came out, especially that great kitchen! Thanks for the journey and looking forward to your future videos.

Expensive when you hear the numbers but put in context and given the end result and quality of finish it’s really good value. You have created a lovey home and will recoup the money down the line should you sell. Great job 👍🏻

You did a great job on this house and garden. Suppose you have to think what you bought it for, how much you spent and then think what others in street going for with the extension. Either way you brought a it alive with a lot of TLC and I wish you and Mrs Mac many a happy year living there.

Very well done on the house. You've done an amazing job. What you don't touch on is just how resilient you have to be while essentially living on a building site. Cold winter mornings with no heating/water/roof etc and nothing but dust and rubble to look at can be really tough to get through. Again, well done.

Great video, clearly explaining the key points. I've recently finished rear extension its 7m x 3m and the full cost was £30, 000 including kitchen and fit out of new extension and converting existing kitchen to utility room / downstairs toilet . I did do 90% of the man hours myself the only thing I didn't do was brickwork / plastering plumbing and electrics + roof (tiles & fitting Velux). Being from a civils background helped massively with foundations and groundworks. Its always surprising how much money is in the ground and what you cannot see.

Hi and well well done. As a property professional and sadly someone who had to repossess more houses than I care to remember I recall falling in love with a property in Garden Village. It was on the periphery like yours with the same garden, stream and views. The valuation at repossession was undeniably cheap but I was in the middle of a self build in Darras so couldn’t commit money to it. Whilst I now live in the Yorkshire Dales I’m deeply envious of the location and renovation of your home.

Hi Andy, Me and my partner have just bought our first property which is a 1930’s semi detached bungalow. We are in the middle of a rear extension as well as a full re-wire, replacing sub floor as a result of wood worm & it just feels like one thing after another! Nice to see you share the costs of everything as well as you doing most of it yourself. I am a plumber by trade but I’m doing most of mine myself which so far is going well lol

I guessed 97K so I was close. I like that you guys sacrificed and put in the hard work to get where you are. Too many of the young folk (nad I'm going to sound like an old fogie) think they should be able to jump right into something similar to what their parents are currently in. Wrong way to think. Gotta be humble and start from the bottom and work your way up. Great series on this project, Andy. Cheers.
