How is rental an income if it doesn’t cover the mortgage?

Don't forget you must have income to sustain investment. Borrowing money from banks can be dangerous if the rental income cannot beat interest payments and other expenses incurred. Property investment is not without risk. If not careful and market instability can cost youveverything includibg your shirts. Extreme care and calculated risk must be adhered. Remember not all property makes money. Some will make you lose money till bankrupt, if not careful.

3 - 6% rental income.... ohhh my and not a word of serviceability and not taxed.... Dear Scott, you don't pay tax on a loan, rather the interest is an taxable offset. Are you learning on the run?

How about interest rate then? You still need to pay principal & interest on every property. If my investment make negative profitable outcome, how can you handle that? What I heard most of investment house rent income doesnt cover the repayment of the property.

Except migration world population will definitely go down. So what's meaning of selling same world house again again there opening more are to build a build to make the city leavable when a country has must available palace than anywhere in the world.
