Not in los Angeles county the tenants have more power than the landlord thanks to the county supervisors.

Ok have a mildly problematic tenant who pays rent but doesn't take care of the landscape I'm getting blowback from the neighbors because of this. the tenant and I agreed verbally he'd take care of the property if I charged less rent about $400 per month but he reneged. So far I've paid out $1, 000 last month to have things cleaned up he promised to keep the front yard watered (automatic sprinklers) and mowed he hasn't so I just hired a lawn service to take care of the yard. This person is a licensed contractor. The fact is with property Tax, property insurance, lawn care and btw I let him forgo march rent because of (cv19 which didn't effect him) honestly it's not worth it .. What I want to do is return the home to my personal use as vacation getaway home for me and my family. I tried to work with this person but it's hopeless. I'm hoping I can complete an eviction without issue. Do I have just cause ?
P.S. the reason I can give the renter such a break is there is no mortgage on the home.

Hello, I own a building in Los Angeles. How would I go about evicting all tenants to remodel the entire building. New bathrooms, kitchens, update plumbing, wiring, living areas, common areas and landscaping. Is this possible during COVID19? Any suggestions to minimize expenses? Should contacting a lawyer be my first step? if so any suggestions?This is my first building and first business venture although I'm not new to remodeling. I've remodeled two of my past homes. TIA.

I'm a truck driver at Ford Dearborn assembly plant in Michigan. Still not called back since March 17th, can't get thru to unemployment, no food stamps, power was cut last week, now I got a repo man banging on my door every night but I locked my van in the garage. I was 260 pounds in March now I'm 203 I only eat 1 bowl of rice everyday. If we see 40 to 50 million new homeless they will torch all congressmen's homes
