I gave my tenants 90 days to vacate (non renewal of lease) and yesterday was the last day of their lease. I understand i am only legally obligated to give them 30 days but i wanted to give them ample time to get affairs in order. They have not moved yet. We share a house that I own and I rent two rooms in that house to them on a month to month lease. I gave them the notice on Dec 1st and it is now the first of March. Do I need to give them a 3 day notice to quit or is the previous notice sufficient? I have planned a remodel of the house and have workers scheduled to come soon. What can I do?

what happens if the tenant has a year leased but fails to pay rent in their 10th month? is that 30 days or 60 days noticed?

I served a 30 day notice to terminate tenancy. My tenant has lived at the property over 60 days. However I already verbally waived 90 days of rent to allow them to save and move. The 30 days has expired and the tentant refuses to leave. Note the tentant has destroyed property or modified element without approval.
Do I still need to give a 60 day notice to terminate tenancy or can I proceed with an eviction. Or do I need to serve a 3 day notice to quit and then file for eviction?
