How can maintenance, tax on rental income, management fees, legal fees and stamp duty not be included here? That would completely remove the £7200 profit over that time period. All you’re left with is debt, lost time/stress and opportunity cost. Then if you ever want/need your money out you are heavily taxed again.. cash flow is obviously important if you never sell your properties. If you have £30, 000, put £20, 000 in a tax free Global index funds and enjoy the compound interest until BTL starts being financially viable again and enjoy watching bargain house prices appearing in the next few years with money growing risk free at 10% and easily accessible at anytime tax free. Or if you want risk 75% leverage your cash on the S&P 500, it’s a 30% return with zero effort and the same level of risk as buying 75% leveraged interest only property in an impending housing crash with worse interest rates in decades.

But what about tax? Take another 20% out (if you're lucky) then another 10% for agent fees (if you're lucky)

The majority of BTLs are not generating positive cash flow at 6.5% rates.

Why do this when you can get 5.5% return in a ISA with no risk?

I am going to wait for rates to get below 3% before i do BTL again. My current one is fixed at 1.8% until 2027. Hoping rates are below 4% then

Should one repay the interest only mortgage? If you dont then Isnt there a risk that when you come to renew your mortgage in 2 years, the lender may give you a higher rate then before and now you cannot make profit from the rentals? While if you were to keep paying the mortgage down each year its better as you still make some profit? Especially nowadays as the interest rates are high and will remain at highlevels for a good few years and never going back to 2% level?isnt it better to keep your loan amount lower to make some profit from rental income?
