Red Flag - Can I pay the lease upfront?

A commenter asks will I accept a tenant who pays the whole lease upfront?

Hell yes I will, who doesn’t want money!

One small caveat,

They have to pass all my rental criteria

But guess what, people who passe my rental criteria, 3 x the rent as income

600 or higher credit

good rental reference,

won’t offer a whole lease upfront. because They don’t have to.

Only people with serious problems in their background offer to pay upfront because they are hoping you will overlook it. Common issues are felony convictions, evictions, and illegal income.

So yes, I’ll accept it, but I don’t think anyone passing my criteria would ever offer it.

Me and my grandmother had to do this once. We paid for the first 6 month because my great grandma had died and we had originally moved in to take care of her. The condo had to be sold unfortunately. So we were out on our hindends during COVID.

Maybe you should consider overlooking minor breaches when you still get paid. Especially for convictions. People change their lives around every day, who are you to say they're not deserving of a home?
