I have a property in Vegas and in the lease, I ask that the filter gets changed every month and if they AC goes out and if the repairman says the filter is the cause, the bill is their responsibility.

Good video but a lease has to abide by the law or it will penalize the landlord. Meaning double check your local ordinance municipal codes and abide by them as they superseded your lease and you can get penalized by having illegal provisions in your lease.

Good evening i stay in a 3 family, 3rd floor 1 bed room apt. Going on year 3. I received a new least agreement for 2023 for my review. It included a new added clause called (additional rent.)? Does the landlord have to specify in fine detail what the additional rent out side of the base rent will be? because it sounds broad, she does out line I'm responsible for utilities but not sure if that's the same thing including it being addressed in a separate paragraph? NOTE! research suggests that additional rent is common in commercial properties I reside in residential.

I live in Stratford Ct: in my lease I said I didn’t want no one in the backyard except the peoples who live here so they brought the family in the backyard to come upstairs. I said that you must have them to come to the front and they called the police and the police told me I cannot do that. Is that right when I put it in the lease?😊
