Remember that every state has different landlord/tenant laws, but the S7 contract terms that I’m going to discuss in this video are probably illegal in most states.

Many landlords download boilerplate leases from the internet in order to avoid paying an attorney to prepare a valid and effective residential lease, or to avoid paying for a state approved lease containing enforceable terms.

In many states, there are vendors that will produce valid leases with all of the terms that are allowable in a particular state.

Some boilerplate leases that a landlord can download for free on the internet contain illegal terms, or terms that your particular state does not allow.

Also, many times landlords actually ADD terms into a lease that they dream up on their own that are illegal or unenforceable.

Tenants need to read the entire lease, not only to know what you’re getting into, but to see if there are illegal terms in the lease before signing it.

For landlords, you need to review your state laws regarding tenant agreements so that a court won’t void your lease if there’s ever a dispute.

Thank you for this. I received a liability waiver letter (NOT on company letterhead) stating that if my landlord had Covid and entered my unit and gave me Covid that I could not sue. I told them that I'm not signing that!

People need to stand together, particularly if a friend comes to you for help NOT FOR MONEY about an off the wall story; you should ask if it true and they say YES stand behind them the best you can. Otherwise will find problem from same source on your door step. Do take responsibility for what you put in motion, and not take blame for what another did. Be forgiving for an honest mistake, but not forgiving for out right carelessness or purposeful actions.

In California, it doesn't matter what's in the lease, the entire document is unenforceable. Especially the part about having to pay the rent.

My tweaker neighbors broke into my home multiple times. My landlord refuses to put them out. He's threatening to evict me for causing a nuisance by reporting the crimes. Today he refused to look at the police report proving it was them. He says he isn't responsible for my security or the crimes his tenants committed. We live in a duplex.

I have Cerebral Palsy and I'm going through a situation where I could use some guidance and someone to talk to.
I filed a HUD complaint against my apartments and won. Now, I'm facing homelessness out of retaliation.
I've been just about everywhere trying everything to get the help I need in time.
I need to be out by 10/7/24
I'm not asking for money. Maybe just some direction where to go for legal help.

I read the lease yearly as they constantly change things. This year it included ... no crematoriums allowed. Oh that one sent me into a laughing fit.

The original commercial lease has a paragraph that said, "The landlord is exempt from any and all liability for any damage or to property from water damage." The landlords rents the second floor as a residential lease. The pipes leading from the 2nd floor are leaking, the landlord made an attempt to repair. The leak continues and the landlord will not repair. The commercial lease is more than 3 years old and the lease is presumably month to month. Does commercial renter have any liability for repair?

I live in apartment building in NJ and new owners brought the building said we didn't have a lease anymore but i just signed a new lease with prior owners they raised my rent over 30% increase tried to take me to court 3 months after they took over and tenants were never noticed of new owners until a month or less I showed new management my lease they let it go no court then Dec they said i have to pay increase because old owners management didn't do my lease correct on the amount i needed to pay on a year to year lease so because of that management neglect i have to pay the increase and everytime the market rate goes up my rent does and now 2 years later im getting a letter that the manager of this owner that is not there anymore didn't do my lease correct based on my family income so i owe money since 2018 i just recieved the letter 2 days ago could I fight this or not or just pay it I think they are trying to get rid of old tenants to remodel the building thats, not fair to me when i pay on time never late

I've been living in an apartment with leaks, neighbors flooding there bathroom down on me, horrible mold, floor and walls are deteriorating, my closet is just dirt, 2 foot hole in kitchen ceiling into neighbors bathroom, chunks of ceiling falling into my food and the landlord wont do anything. Almost all of my clothes and personal belongings are ruined, I'm getting sick both mentally and physically. Bad deep headaches, diarrhea all day and now I just lost my job of 14yrs because I was getting dizzy and tired and anxiety attacks to the point I was crying. That job was the only thing I had left now its taken away from me. I have nowhere to turn and nowhere to go. I've been trying to find help and nobody gets back to me or they wont help because I don't have money.
I cant keep going like this anymore. I just want help please

what if our item was stolen inside the premises, but the landlord refuse to take the responsibility due to. We did not avail their insurance? Are they still liable for what happened? Thank you
