Bangalore:
1) Owners take very high advance deposits, even up to 10 months.
2) When you leave, Owners deduct 1 month rent for maintenance. (I have faced instances where moveout charges were also deducted apart from the maintenance deduction)
3) Agreement are made of hardly Rs. 150-200, borne by owner; but often its only liable to tenants. Owners on the other hand, increase the rent per their wish (before 11 months end, that too upto 50% while agreement says 5-10%) and threat to vacate flat if not follow terms.

Due to high demand, such scenarios are common. These charges are apart from the brokerage charges given while move in.

@LabourLawAdvisor please suggest how much of this is valid and where to report/ take help in case of such instances ??

A small addition to the content:
1) You pay a higher tax amount in registered documents but it's more secured for licensor and licensee in case of a dispute as it is acceptable for the arbitration proceedings as well as in the court of law.
2) The Stamp duty is calculated on not only the annualized rent but also on simple interest @10% on total refundable deposits. This has to be added for the entire tenure of agreement.

Ye fatka nahi, achha hai, notary signed 11 month agreement is not valid in court cases. You cannot claim anything if your landlord misbehave or threw you out

Sirf yahi nahi, agar 1 year ki agreement register nahi ki, toh uski koi value nahi . You won't get court relief . 11 months agreement, both parties can approach court .
Waise ek baat batau, Chartered accountant ya lawyer ko koi flat / shop / house rent pe nahi deta .
Landlord bahut seedha saadha lagta hai .

LLA - * ahh a bit of correction ...
There is no registration of residential rental agreement, a simple notary would do provided that it's on currently issued stamp paper of atleast 100 -2000 ( depending on your state, I say this because it keeps changing, ), and both parties have signed in notary public's registar in India ... However, regd of commercial or industrial agreements is mandatory @ 1.5 % of rental for upto 3 yrs or 3 % of rental above 3 yrs .for stamp papers plus other fees

Main reason for 11 months of owners don't want tenets to get too comfortable, cause it a well know fact sometimes tenets become squatters ๐Ÿ˜Š ( happens more often than you think ) .and owners have to pay up to get their houses vacated . And they want to recalculate the rental @10% increase . And taxation dates and housing allowance etc etc, of course sometimes people don't care of any of this and continue to live for yrs just on an oral agreements ( we did, while I was growing up in Delhi, for atleast 25 yrs )

Edit - Now police verification is also mandatory too ...

In Maharashtra in all cities you have to register irrespective of tenure of months.
