I love seeing things like this…makes me appreciate where I live (GA) & that I do have a home located next to & within driving distance to our favorite states, FL & NC. Love visiting CO, but they complain about all the Californians moving there, driving the prices even higher than they already are. Happy to be born & raised a southerner! Lol

Thanks for sharing Michael 👍🏻 One drawback is a lot of those states don't have a coast. We get cold winters up here in the North East. The shore is great during the summer though. Best on the East Coast outside Florida imo 🤙🏻

Great video, Michael! I am shocked that Milwaukee is so affordable! I was just putting some old pictures into my photo album of the Milwaukee Art Museum last night, and am looking at something on my desk that I got there. Loved what little time I spent there years ago! Have a friend in Cleveland, too, who loves it there. All good options! Thanks for this important information!

What would be also interesting, which places are like the best for buying to and -> rent out.
Like you can buy somewhere for 300'000 mostly and rent out for 2'000 and an other places you can buy for 100'000 and rent out for 2'100 per sample

If you dig around in specific states you can get property for under $100, 000. Of course they won't be in hot areas.

When you mentioned Jackson, Mississippi as the least expensive city in that state my mind immediately went back to that old song, Uneasy Rider by The Charlie Daniels Band. Search it on YouTube and you might see why some places are as inexpensive as they are. Lol

Great topic and shows how even when the median price is one number for the state how there are many places within that state where you can get property much cheaper. Each market location has its own price structure. People have to realize in locations like Florida, California, Arizona, NY and Washing DC, and other high demand places there are international buyers and investors that are also the cause of prices going up than the average Joe. There are corporations involved and builders as well. Some of these buyers never really live in the place they just hold, maybe rent it, and wait for situations like these when they can cash out and start the process again. It is sad and Michael you touched on my point back in a video where you said locals are getting priced out. Like at the towns like yours where these condos went for something a reasonable person could aspire to in the low 3, 4, 8 hundred thousand to 3, 4, 5 million plus after the builders tear down the old and rebuild. I believe my Florida dreams are still alive and I'm going to be patient and prudent and wait for the time that is best for me. Thanks

West Virginia? Surprised that didn’t make the list. Definitely make sure you look at crime rates in certain neighborhoods (Gary Indiana especially)

WI has so many charming small towns that are beautiful and safe and still in commuting distance to the large metros. If you can handle 5 months of winter it’s a hidden gem in the US. But property and income taxes are very high which can be offset by the cheaper insurance and lower property values.

I lived in OH for the first 30 yrs of my life. I would say that the most desireable (job opportunities, culture) areas in the state will be in the Columbus suburbs & those home prices will not be very affordable. The rest of the state is what is making the statewide median low. Lot of rust belt problems & yeah there is state income tax 2.7-3.9% and often also local income tax also. So I would recommend that people really do their homework in depth before jumping in.

Michael, if you include Illinois' outrageously high property taxes, especially in metro Chicago, it would be in the most expensive category.

I'm from Gary and I can say it's not the most desirable area to buy. The economy is really bad there, but it would be a good option to buy there and commute to work in Illinois. Not many jobs and schools are not great either 😞

One look at your thumbnail with the checkmarks on the map shows that the cheapest places to buy are America’s rust belt, where 100 years ago industrial and factory jobs were plentiful. China does that work now and the former rust belt cities have been hollowed out.

It happened to my hometown of Pittsfield in western Massachusetts. Once a thriving small city of 50, 000, with General Electric employing 12, 000, from Pittsfield and the surrounding smaller towns, it held out longer than most, but GE moved out in the 1980-90s. When those blue-collar jobs left, the restaurants and Main Street businesses and golf courses and good schools that they supported all began to dry up. Houses went vacant, streets and yards and parks were no longer maintained, values dropped, and a vicious cycle ensued, and then the crime creeps in, with drug addiction growing and society generally breaking down.

There’s good reason much of that area of the country has lower home values.

Gary Indiana doesn't surprise me. Places with a high crime rate tend to be dirt cheap. Ohio being the cheapest is a bit surprising, I thought Mississippi would be number 1.
