Jussi ~ thank you again for such an excellent video. Just ignore the previous comment, as they clearly didn’t understand you. I appreciate all 8 points you brought to the table, giving both sides of the coin, especially the struggles that commercial REIT’s face, and all REIT’s dealing with the high interest rate environment. But at the end of the day, you are correct that now is the time to find deep value across the sector.

I use covered calls on AGNC, AHH, APLE, DOC, EPR, HR, KREF, LTC, MPW, O, STAG, UNIT, and VNQ because of the concerns cited in this video. FYI that the suburbs of Houston, San Antonio, and Austin, TX are crammed with new apartments, warehouses, and homes.

Well this is great news for me, since I'm depending on my monthly income for more investments into the REIT sector. I was starting to have FOMO when the Fed was announcing rate cuts ... I would really like to have another year of great buying opportunities. If 2024 REIT prices stay low, that's all right with me. I'm bullish in the long run, and I agree that you need to look at what you're buying. Looking forward to seeing more of your great content!

BTC can disregard techincals when in a bull, did that in 2020 when it crossed previous ATH... stayed there a few weeks and continued pumping like crazy to 60k. Also, there is one constant... when around 90 on monthly RSI, the end is near. And don't expect crazy price targets of 500k... expect around 100k at most and be happy if there's more after that. If you believe big boys and CEO's of big invesment firms saying targets like 1M this cycle.. you deserve to be their exit liquidity..It's not about guessing the market's next move; it's about playing it smart and steady during trading...managed to grow a nest egg of around 2.3B'tc to a decent 21B'tc in the space of a few months... I'm especially grateful to Linda Wilburn, whose deep expertise and traditional trading acumen have been invaluable in this challenging, ever-evolving financial landscape.

Also still looking to add more to my reit positions. Right now my focus is on Vici and EPR. After that i'll probably look to add CCI (my costbasis is $92 so not in a rush right now with it still going down). WPC is also on my list. Think the spinoff and dividend cut will give way for more growth again in the future

Housing is always a boom bust cycle. Either you get in at any time and stay for the long term, or you sit on the sidelines and try to jump in during the crash and sell during the boom. Most people find it hard to buy when everyone is selling and sell when everyone is buying. But that's the only profitable approach if you're not going to buy and hold.

This is a fantastic opportunity and I am with you in trying to build my REIT portfolio with excellent long-term prospects. Right now I’ve got ARE, ADC, CCI, BSR, HR, and even a little bit of MPW when it hit 3$ a share. Very happy with my choices so far and continuing to look for great opportunities. There is a new REIT called SILA, what are your thoughts? It is a healthcare lease company. We have been in this for about 5 years that our financial advisor got us into, it is now listed on the stock exchange and the price dropped like a rock, I am found to hang onto it for a bit to see how it does.

Agree realty has its debt maturities in 2028 I think, so they should not be affected so much by bad news item number 8 no?

Thank you for the video! I really like KIMCO as a somewhat defensive REIT due to their strategy of having many grocery anchored centers and a pretty clean balance sheet. I also like their growth potential as they are adding multifamily units on some of their commercial properties, which as an urban planner this is where I believe alot of residential development will occur in built out metro areas. Would love to hear your thoughts on KIMCO or future potential for commerical REIT's activity diversifing into mixed use properties such as UE.

Wouldn’t a period of “underperforming” constitute an opportunity to buy at low prices?

I mean, why would you want to buy high with a pathetic 3% yield or lower?

The whole “buy high because it’s ‘safer’” mentality is absurd.

Thanks, Jussi, for an excellent discussion on the various headwinds facing certain REITs. For a long term investor, I do not find those headwinds to be all that concerning and may actually provide good "deals" on the good quality REITs with excellent balance sheets. Good stuff!

Hi Jussi, It's a good video as always. I agree with you, I think REITs are good long term opportunity and I have slowly but surely increased my holdings of REITs over last 6 months.
