Just because rates are going to fall does not mean you can borrow more ! In 2008 banks had no money. 2024 Buyers have no money. It will crash

The Keynesian economic model is collapsing, destroying the Bank for International Settlements and they in turn are trying to bring down everyone else with them. I see gnarly times ahead. I’d buy property after the crash. IYKYK. Good luck. 😃

House prices in Woking Surrey are down from 10-20% since 2022…. To refer to UK house prices and infer this applies to all your listeners is wrong.
We have seen huge drops in prices because the local council owes Billions and this impacts our house prices.
Perhaps you could discuss regional differences and not just unrepresentative national prices?

Hi James hope you are well? you have stated previously in videos that you should fix a great mortgage rate NOW and if rates increase then it's to your advantage and if a better rate arises then switch to that. In reality is this the case because im trying to arrange a mortgage with Nat West (full application) and they have stated I need to have put in an offer on a house to secure that mortgage rate, rather than a blanket "this is what we will lend you at that rate" ( based on your finances). This means you cannot sit on the agreed mortgage rate (and search for property) because they will not honour it unless you have already put an offer in on a potential property? Basically what im saying is you cannot fix a rate today unless you have made an offer on a house.
