Here are two of my top REITs to buy today:
Cibus Nordics (CIBUS Stock) is a European peer of US REITs Federal Realty Trust (FRT REIT) and Regency Centers (REG REIT). It is not officially structured as a REIT but it behaves like one. It buys grocery-anchored properties that enjoy steadily rising rents. It is today heavily discounted because its balance sheet is a bit stretched but I believe that the company will manage to address this issue. Its rents are rising rapidly and this should lead to rapid deleveraging in 2023 and 2024. The dividend yield is about 10%.
NewLake Capital REIT (NLCP) is a close peer of Innovative Industrial Properties (IIPR). They are REITs that specialize in cannabis cultivation facilities. These are higher risk sectors, but they are also a lot more rewarding due to the lack of capital chasing these assets. NLCP compensates for this higher risk by having a strong balance sheet with no debt and lots of liquidity. Its dividend yield is now 12% and it should be sustainable. The company has even enough liquidity to buy back shares at these discounted levels.
